Waterhouse Bank Facade_edited_edited_edi

The closure of one of the UK's high street banks presented an opportunity to breathe new life into a remarkable Victorian landmark. Designed by renowned architect Alfred Waterhouse, celebrated for iconic buildings such as London's Natural History Museum and Manchester Town Hall, this historic bank occupies a prominent position overlooking Leighton Buzzard's Market Square.

Our sensitive conservation-led redevelopment transforms the former bank, coach house and outbuildings into a vibrant mixed-use destination. The scheme delivers high-quality commercial space at ground level, revitalising the town centre while creating distinctive new residential accommodation above.

Preserving the architectural integrity of this important heritage asset has been central to the project. The ornate Victorian façade remains untouched, while unsympathetic 1970s alterations have been carefully removed and replaced with sympathetic interventions that enhance the building's original character.

The design combines heritage conservation, sustainable architecture and low-carbon building retrofit to create healthy, comfortable spaces for modern living and working. Natural, environmentally responsible materials have been used throughout, while passive design principles and natural ventilation improve indoor air quality and occupant wellbeing.

Significant fabric upgrades have been carefully integrated to improve energy performance without compromising the historic structure. Sensitive insulation to walls, roofs and floors protects the building fabric while reducing energy demand. Original historic windows have been retained and enhanced with high-performance secondary glazing, while new openings utilise advanced vacuum-insulated glazing that faithfully replicates traditional detailing while maximising natural daylight.

Renewable energy is provided by highly efficient air source heat pumps, delivering low-carbon heating and hot water across the development.

This project demonstrates how historic building renovation, adaptive reuse and sustainable retrofit can successfully preserve architectural heritage, reduce carbon emissions and create lasting social and economic value for town centres and local communities.
